The unit you buy should be around 20,000 BTU. Definitely overcompensate for those high ceilings too. You’ll also want to make sure your condo is properly insulated. If not, you should factor this in too.

there is a few things to consider.heat loss.the number of windows.the vaulted ceilings.you should know the cubic feet.not just the sq,feet.length times width times hight.good luck.

One ton of air conditioning is equal to 12,000 BTU’s.
General Formula is 1 ton per 400 – 500 square feet.
Add 800 BTU’s per person when high room occupancy is a factor.

So using this method a 2.5 ton unit would do you just fine.

You need someone to do a heat load calculation (manual J) to properly determine this. Anything else is guess work, and as to "rule of thumb", stick your thumbs where the sun don’t shine and learn to do the job properly!

It all depends on the windows, insulation, location, and about 50 other factors.

I would say average would be between 2 and 2-1/2 ton.
